New Project to Deliver Housing for Harlow

Hollybrook have appointed Burwell as delivery architects for their consented project at Burnt Oak in Harlow.

The project comprises a fifteen-storey mixed use residential tower with panoramic views over the River Stort and onward to Hertfordshire. We have accumulated considerable experience of developing high density urban residential projects to the point of completion, Burwell Architects are seen as experts at the detailed design and delivery of major residential projects for our housing clients. This new project in Harlow will require a significant amount of input in addressing planning conditions and amendments and delivering detailed design packages and specifications to ensure the project is buildable, whilst maintaining quality and developing the spatial maximisation of the internal units.

The building is being designed to enable an element of offsite construction, incorporating a hybrid in-situ RC precast frame at the lower levels, with a full precast loadbearing frame to the upper residential floors. The precast concrete loadbearing party walls will have electrical conduits and back boxes cast in to minimise lining requirements and maximise floor space. Layouts are being rationalised to minimise drainage offsets and allow prefabricated bathroom pods with access for connections to the back of pods. Prefabricated utility pods will be fully fitted out with air source heat pumps, pre-plumbed drainage connections and electrical hardware and wiring for distribution board and wireless network. In addition, precast staircases with balustrades will be pre-installed prior to delivery and installation. All these precast elements will eliminate the need for scaffolding, minimise on site activities with benefits to onsite health and safety, progress the onsite program due to quicker assembly.

The building will start construction next year.
