Kent House reimagines a 1930s Art Deco landmark into a sustainable, elegant workplace with rooftop views over Fitzrovia.

We are pleased to announce the completion of Kent House for Great Portland Estates, a transformative retrofit and rooftop extension delivering high-quality, future-ready workspace in the heart of London’s West End.
Originally built in the 1930s, the Art Deco building has undergone a deep retrofit, sensitively designed to preserve its character while meeting the evolving needs of post-pandemic working life. Located within the East Marylebone Conservation Area, the eight-storey landmark has been reimagined by Burwell Architects to balance heritage conservation with contemporary performance.
The retrofit introduces a striking seventh-floor rooftop extension, offering panoramic views across the West End, flexible workspace, a shared lounge, and a landscaped terrace designed to support evolving ways of working. Inside, a full Cat A refurbishment has revitalised the building, including upgraded reception areas, lift lobbies, stair and toilet cores, new circulation routes, and high-quality end-of-journey facilities.
Sustainability was central to the strategy, with a focus on reuse, energy efficiency, and decarbonisation in line with GPE’s net zero goals. The project’s retrofit strategy emphasises decarbonisation through the reuse of materials, upgraded insulation, LED lighting, and new photovoltaic panels, aligning with GPE’s wider sustainability agenda. Careful restoration of the Portland stone façade preserves the building’s historic character while ensuring long-term performance.
Now open and welcoming new tenants, Kent House offers both Ready to Fit and Fully Managed office spaces, blending original Art Deco detailing with modern flexibility, just moments from London’s finest retail and hospitality.
